Aurum PropTech Q1 FY27: Profits, AI deployment, and the Housing.com bet

Aurum PropTech entered FY27 with two parallel narratives. The first is operating progress. The second is a defining portfolio move. In Q1 FY27, the company reported total income of INR 121 crore, up 57% year-on-year, alongside improved profitability metrics in the investor presentation. Adjusted EBITDA margin improved to about 10% from negative levels a year ago, and PBT margin moved to around 2%. Management also described this as the third consecutive profitable quarter.
At the same time, Aurum announced that it has approved the acquisition of 100% of Housing.com, via the purchase of Locon Solutions Private Limited from REA India Pte Limited through an all-equity share swap. The company positioned this as vertical integration of the real estate journey: moving upstream into consumer discovery while retaining its existing strength in transaction enablement, developer technology, and managed living.
Q1 FY27 performance: growth with improving operating leverage
The company’s presentation shows a clear year-on-year step-up in scale. Total income increased from INR 77 crore in Q1 FY26 to INR 121 crore in Q1 FY27. Management framed the margin expansion as structural, driven by stronger fundamentals and improving productivity rather than one-off actions.
The segment split presented for Q1 FY27 was balanced. Rental contributed INR 56 crore and Distribution contributed INR 56 crore. Other income within the segment breakup was shown as INR 9 crore. A separate segment slide also disclosed Capital revenue of around INR 2 crore, indicating that capital is currently a small part of the operating mix.
Aurum’s segment profitability, as shown in the investor presentation, indicated Rental segment profit of about INR 2 crore and Distribution segment profit of about INR 8 crore for Q1 FY27, while Capital recorded a small loss. This is important because the company is emphasizing that multiple operating platforms are now contributing to profitability, rather than depending on a single line of business.
Operational KPIs: mixed trends in rentals, strong momentum in distribution
On operating metrics, the quarter was mixed across the portfolio. In the rental marketplace and management suite, the company reported 9,278 signed units, a 28% decline year-on-year, and rent collected GMV of INR 34 crore. In co-living, beds under management were 16,463, down 8% year-on-year, with overall occupancy of 81%. Management emphasized tenant experience and operational efficiency over rapid inventory expansion, and highlighted an average customer rating of 4.3+.
Distribution businesses showed more consistent scaling. Aurum Analytica reported 276 projects and 1,34,221 leads sold in Q1 FY27, up 77% year-on-year. Sell.do reported 11,814 active licenses and a gross margin of 53%. PropTiger reported 6,621 transactions and a value of homes sold of INR 784 crore.
The company also flagged revenue per team member as a key efficiency metric across businesses, and expects it to improve further as AI deployment expands.
The AI stack is moving from roadmap to deployment
Aurum’s investor presentation describes an AI transformation that is already live across the value chain. Examples include AI voice agents for first-touch response, chatbots for routine tenant queries, AI support in marketing and demand generation, AI lead scoring and nurturing within CRM, and AI-enabled acceleration of transaction workflows.
Management described AI adoption across five layers of the real estate lifecycle: discovery, intelligence, transaction, financing, and living. It also referenced development of a single intelligence layer called Aurum’s Unified Brain, intended to activate monetization opportunities across the ecosystem.
This is not presented as a standalone cost-cutting program. Instead, the company’s narrative is that AI is becoming the operating fabric across business lines, with immediate outcomes in productivity and medium-term outcomes in building an AI-native real estate operating system.
Housing.com acquisition: the strategic expansion to discovery
The company announced that it will acquire 100% of Locon Solutions Private Limited, the owner of Housing.com, from REA India Pte Limited. The board approved a preferential issue of 1,97,93,309 new equity shares to REA as consideration for the acquisition. Post issue, REA’s shareholding in Aurum PropTech is expected to reach about 24.9%.
In the announcement, Aurum stated the acquisition objective is to combine Housing.com with its existing ecosystem to unite marketplace discovery and transactions into one integrated platform. The company described this as building a single AI and data architecture connecting consumer demand, developer inventory, brokerage, rentals, and transactions.
The concall focused heavily on the operating challenge: listing platforms in India have historically struggled with profitability. Management did not avoid this. It cited Housing.com FY25 revenue at around INR 343 crore and expenses at around INR 531 crore, and stated the current burn is roughly INR 200 crore annualized.
Despite that, Aurum management said it believes Housing.com can be made profitable within four to six quarters through a combination of product innovation, business synergies, AI-led efficiencies, and disciplined execution. The leadership team also stated an internal target of three to four quarters but communicated four to six quarters as the public timeframe.
A key strategic argument repeated in the call was that Housing.com adds the earliest signal of consumer intent. Aurum described its existing ecosystem as strongest from lead generation and management through transactions and managed living. Housing.com is positioned as the missing top-of-funnel layer, enabling the company to monetize intent after discovery through developer technology, transaction fulfilment, rentals, and other services.
