What did Mindspace Business Parks REIT report for Q1 FY27?
Mindspace Business Parks REIT reported revenue of ₹946.44 crore for the quarter ended June 30, 2026, compared with ₹740.26 crore in the corresponding quarter a year earlier. Revenue was also 6.35% higher than ₹889.95 crore in the preceding quarter, according to the reported quarterly figures.
The REIT separately reported revenue from operations of about ₹951 crore, up 26.4% year-on-year from ₹752 crore. Its net consolidated total income was ₹969.48 crore, against ₹754.80 crore in Q1 FY26. These reported measures represent different accounting presentations, but each showed year-on-year growth in the June quarter.
Net operating income, a key measure of property-level performance for an office REIT, rose 27.8% to about ₹788 crore from ₹616 crore a year earlier. The increase was attributed to healthy leasing activity, acquisitions and sustained demand across the office portfolio.
Reported profit after tax also increased. Net consolidated profit after tax rose 63% year-on-year to ₹271.81 crore from ₹166.79 crore. Separately reported quarterly data showed net profit of ₹261.87 crore, up 67.10% year-on-year. The reported profit was aided by tax remeasurement effects, while revenue and operating income reflected the underlying operating performance.
How did leasing and acquisitions support Mindspace REIT's results?
Mindspace REIT said leasing activity, acquisitions and demand across its office campuses supported the June-quarter performance. During the quarter, it completed the acquisition of Commerzone Pallikaranai and acquired a majority stake in International Tech Park Chennai - Radial Road, which has been rebranded as One Radial.
Following these transactions, committed occupancy across the portfolio stood at 92.1%. The acquisitions expanded the REIT's asset base and contributed to the rise in gross asset value to ₹51,890 crore.
The portfolio includes business parks in major office markets, and occupancy remains a key indicator for rental income visibility. A lower occupancy figure after acquisitions does not by itself indicate a fall in leasing demand, as newly added properties are incorporated into the portfolio-wide calculation.

What distribution did Mindspace REIT declare for unitholders?
Mindspace REIT's board approved a distribution of ₹441.55 crore for Q1 FY27, equivalent to ₹6.67 per unit. The distribution per unit was 15.2% higher than the level reported a year earlier and was described as the REIT's highest-ever quarterly distribution.
The payment was scheduled on or before August 14, 2026. For REIT investors, distribution per unit is an important measure because office-rental cash flows are generally passed through to unitholders after meeting operating, financing and other applicable obligations.
The reported fair-value net asset value was ₹565.09 per unit. Net asset value provides an estimate of the portfolio's underlying asset value per unit, while the market price can trade above or below that amount depending on investor expectations, interest rates, liquidity and views on office-market fundamentals.
Mindspace REIT units closed at ₹482.12 on the BSE on October 30, 2026, up ₹5.48, or 1.15%, for the day. That market price was below the reported fair-value NAV, though the difference alone does not establish whether a unit is undervalued because NAV and market pricing are based on different considerations.
Why do the June-quarter figures matter for office REIT investors?
The June-quarter results show that Mindspace REIT increased both revenue and net operating income while expanding the portfolio. NOI rose 27.8%, broadly in line with revenue growth, indicating that property-level earnings increased alongside the higher income base.
The acquisitions in Chennai and the resulting increase in gross asset value are important because portfolio expansion can increase future rental capacity. However, the acquired assets also bring their own occupancy and leasing requirements, which investors will assess through subsequent quarterly disclosures.
The reported rise in profit after tax was faster than operating-income growth because tax remeasurement effects benefited the result. This makes it useful to consider NOI, revenue from operations and distribution alongside reported profit when assessing the quarter.
For unitholders, the ₹6.67 per-unit distribution is the clearest immediate cash-flow outcome from the period. The 92.1% committed occupancy level and future leasing at the newly added assets will remain relevant operating indicators for future distributions.
Conclusion
Mindspace REIT delivered year-on-year growth in Q1 FY27 revenue, NOI and distribution, with revenue reaching ₹946.44 crore and NOI reaching about ₹788 crore. The quarter also included major portfolio additions in Chennai, while the increase in reported profit was partly supported by tax remeasurement effects.
Investors will next watch occupancy and leasing progress at Commerzone Pallikaranai and One Radial, as well as the contribution of the enlarged portfolio to rental income and distributions. The REIT has disclosed that its Q2 FY27 results were scheduled for November 2, 2026, following the June-quarter update.
