Raymond Realty’s MMR Pipeline Reaches ₹52,000 Crore

A focused residential developer in MMR
Raymond Realty Ltd. is building a residential development platform focused on the Mumbai Metropolitan Region, or MMR. The company was incorporated in May 2025 and listed on July 1, 2025, after the Raymond Group separated its businesses into lifestyle, real estate and engineering. Raymond Group entered real estate in 2019 with the launch of Ten X Habitat in Thane. The listed entity now operates as a pure-play residential developer through its subsidiaries. Its portfolio is concentrated in one of India’s largest housing markets, where redevelopment and premium housing remain important sources of project supply. The company’s stated strategy combines monetisation of owned land in Thane with expansion through joint development agreements, or JDAs, in Mumbai. This approach allows it to add projects without necessarily acquiring land outright.
Two engines support the development pipeline
Raymond Realty’s first growth engine is its legacy land bank of about 100 acres in Thane. The company estimates potential revenue from this owned land at more than ₹25,000 crore. Its second engine is a JDA-led platform that is estimated to offer potential revenue of more than ₹14,000 crore. Under a JDA structure, a developer partners with a landowner to develop and market a project, reducing upfront land-acquisition requirements. The model is particularly relevant in Mumbai, where land availability is limited and redevelopment opportunities are significant. Raymond Realty has said its overall development portfolio has an estimated gross development value, or GDV, of nearly ₹52,000 crore. The portfolio provides exposure to several micro-markets within MMR while retaining a predominantly capital-light expansion model.
Parel agreement adds a large redevelopment opportunity
The most significant recent addition is a residential JDA in Parel, Mumbai. Raymond Realty said it signed an agreement with a landowner to develop a luxury housing project with estimated revenue potential of about ₹8,500 crore. The project is described as the company’s largest development outside Thane. During FY26, the company said it signed the Parel redevelopment project, its largest redevelopment acquisition to date. Management indicated that the project was likely to be launched in about 18 months. The project increases the company’s longer-term pipeline and expands its redevelopment presence in Mumbai. Its eventual progress will depend on execution, approvals and launch timelines associated with large urban redevelopment projects.
Eight JDAs broaden the Mumbai portfolio
Raymond Realty has signed eight JDAs, including the Parel project. During FY26, it launched seven projects across Mumbai and Thane. These included three JDA projects in BKC, Wadala and Sion, alongside four projects on the company’s owned Thane land. The current Thane projects listed by the company include Ten X Habitat, The Address by GS, Ten X Era, The Address by GS 2 and Invictus by GS. In Bandra, it has the JDA project The Address by GS, Bandra. The company has also said that additional JDA opportunities are under evaluation. While its present portfolio remains focused on MMR, management has indicated an intention to enter Pune, which would represent a first geographic expansion beyond the region.
Sales momentum remains a key operating metric
The company reported pre-sales of ₹902 crore in Q2 FY27, a 98% year-on-year increase. According to the available disclosure, the increase was driven by sustained sales velocity and steady price realisation in the existing portfolio. Pre-sales are an important measure for residential developers because they indicate demand for projects before construction is completed and revenue is recognised. Raymond Realty’s investor presentation also describes a sharp expansion from one ongoing project in FY20 to six ongoing projects in FY25. Booking value cited in the presentation rose from ₹13 crore in FY20 to ₹2,300 crore in FY25. The company’s ongoing project scale and sales conversion will remain central to its operating performance as its pipeline widens.
Key portfolio and funding figures
Convertible warrant proposal strengthens funding flexibility
On September 11, 2026, Raymond Realty’s board approved a preferential issue of 66,57,373 convertible warrants to J K Investors (Bombay) Limited, a promoter group member. The warrants were approved at an issue price of ₹614 each, including a premium of ₹604 per warrant. The proposed issue aggregates up to about ₹409 crore. The company said the transaction remained subject to shareholder approval and other applicable statutory and regulatory approvals. Convertible warrants can become equity shares under the stated terms, which may affect the company’s share capital if conversion occurs. The board also approved an increase in authorised share capital as part of the disclosed fund-raising outcome.
Small subsidiary investment disclosed
On October 8, 2026, Raymond Realty disclosed an investment of ₹90,000 in its wholly owned subsidiary, Ten X Realty North Limited, through a rights issue. The subscription involved 9,000 equity shares with a face value of ₹10 each. Ten X Realty North was incorporated in October 2025 and reported nil turnover for FY26, according to the disclosure. The investment is small relative to Raymond Realty’s broader development pipeline and proposed warrant issue. However, it reflects the group’s use of subsidiary entities for its real estate operations and project-related structure. The disclosure did not provide further details of a specific project linked to the subsidiary.
What the strategy means for investors
Raymond Realty is transitioning from a Thane land-bank monetisation story towards a broader residential development platform. Owned land gives the company a base for phased development, while JDAs can add projects across Mumbai without requiring the same upfront land commitment as outright purchases. The Parel project is especially material because its estimated revenue potential of ₹8,500 crore represents a sizeable component of the stated pipeline. At the same time, large redevelopment projects typically involve approval, construction and sales execution requirements over multiple years. The company’s Q2 FY27 pre-sales growth indicates strong reported momentum in its existing portfolio, but future performance will be shaped by project launches, price realisation and the pace of construction. The pending shareholder and regulatory approvals for the warrant issue are also relevant near-term events.
Outlook remains tied to project execution
Raymond Realty has built a sizeable MMR-oriented pipeline through a combination of owned Thane land and JDA projects in Mumbai. The company’s reported portfolio of nearly ₹52,000 crore in GDV includes a major Parel redevelopment opportunity and multiple projects across Thane and Mumbai. Its immediate disclosures point to continued emphasis on sales growth, project additions and funding flexibility. The next milestones include progress on the proposed convertible warrant allotment and the planned launch timeline for the Parel project. Any expansion into Pune would mark a further development in the company’s geographic strategy.
