How much development potential did Brigade add in H1 FY27?
Brigade added 12.5 million to 13 million square feet of development potential during H1 FY27, and management estimated that pipeline at about ₹13,000 crore of GDV. The disclosure covers business development completed in the financial year’s first half rather than only outright land purchases. That distinction matters because management also cited joint development projects, where payments to landowners can depend on construction or project milestones.
Close to 10 million square feet of the H1 addition came in Q2, meaning the pace of business development increased from the first quarter. The Q2 contribution represented most of the 12.5 million to 13 million square feet reported for H1, while management did not provide a separate GDV split between Q1 and Q2. Brigade disclosed a large H1 pipeline but did not provide project-level economics or land-cost details for the newly added sites.
Where is Brigade concentrating its business development?
Brigade is concentrating its new business development primarily in Bengaluru, with western and eastern parts of the city identified by management as the predominant locations. Management also confirmed that projects had been added in Hyderabad and Chennai, but described Bengaluru as the principal focus. The company did not disclose the square-foot allocation or GDV of the additions by city.
The Bengaluru focus aligns with Brigade’s planned launch mix for the remaining FY27 period. Management expects 7 million square feet of launches with ₹7,600 crore of GDV during the rest of the financial year, comprising 1 million square feet each in Hyderabad and Chennai and the remaining 5 million square feet in Bengaluru. Two large Bengaluru township projects, in Whitefield-Hoskote and North Bengaluru, are expected to account for about ₹3,800 crore of GDV together, subject to their planned Q3 or Q4 timing.
Brigade also described expected customer price points within this launch programme. Much of the North Bengaluru pipeline is expected in the ₹1 crore to ₹1.5 crore range, with other Bengaluru projects around ₹2 crore and roughly 20% around ₹3 crore. Management said these planned launches support its retained second-half (H2) sales guidance because launch-period absorption can be higher, especially for products in the ₹1 crore to ₹2 crore range.

What land-linked payments does Brigade still have to make?
Brigade has about ₹2,000 crore of land-linked payments yet to be made, and management said much of that amount should be paid over the next one year. The timing is not entirely fixed because some projects are joint developments: payouts to landowners in those arrangements depend on milestone completion. Management therefore indicated that part of the outstanding amount could move beyond the one-year period rather than being paid on a single fixed schedule.
The remaining land obligation comes alongside other cash commitments. For office projects, Brigade expects to spend about ₹400 crore in the remaining H2 of FY27, about ₹1,500 crore in FY28 and another ₹1,500 crore in FY29. Management said its office portfolio is expected to grow from 8.2 million square feet to 12.4 million square feet by FY29.
Management said investment spending, including land-bank investment and leasing-asset capital expenditure, would be funded through a combination of debt and internal cash accruals. It projected net debt-to-equity, then at 0.31, would remain below 0.5 times by the end of March, with a stated range of 0.4 to 0.5 times. This is a management outlook based on its spending estimates rather than a reported end-of-year result.
How does the new pipeline fit Brigade’s operating plans?
Brigade’s H1 business-development addition is larger than its stated 7 million-square-foot launch pipeline for the remainder of FY27, indicating that the newly added potential extends beyond only the projects planned for near-term launch. Management said it had good visibility on ₹7,600 crore of GDV reaching the market in the rest of the year, although one of the two Chennai projects under consideration could move into the next financial year. Brigade included only one Chennai project in its 1 million-square-foot launch estimate.
Cash collections and launch execution will shape how Brigade funds this expansion. Q2 collections were ₹1,633 crore, comprising ₹1,115 crore from real estate, ₹343 crore from leasing and ₹175 crore from hospitality. Management said about ₹250 crore to ₹260 crore of a September billing milestone remained to be collected at quarter-end, with about ₹200 crore reflected in higher trade receivables; this amount would have increased Q2 cash generation if collected within September.
Brigade expects residential sustenance sales to continue contributing while launches increase their share of H2 sales. In Q2, residential sales were ₹1,700 crore, including about ₹900 crore from Bengaluru and Mysore, about ₹580 crore from Hyderabad and about ₹225 crore from Chennai. Management identified Brigade Eternia, Brigade Belvedere and Brigade Insignia in Bengaluru, Brigade Gateway Hyderabad and Brigade Icon in Chennai among the projects contributing to sustenance sales.
Conclusion
Brigade’s addition of 12.5 million to 13 million square feet in H1 FY27, estimated at about ₹13,000 crore of GDV, expands its development pipeline with Bengaluru at the centre. Close to 10 million square feet was added in Q2, showing that the pace was concentrated in the second quarter, while Hyderabad and Chennai remained part of the wider business-development programme.
The next developments to watch are the planned 7 million square feet of launches worth ₹7,600 crore in the remainder of FY27, including the two Bengaluru townships with about ₹3,800 crore of combined GDV. The pace of the roughly ₹2,000 crore of remaining land-linked payments will also matter, since management said most is due within one year but joint-development milestones could defer part of the outflow.
