Kalpataru Limited says about 14 million square feet of project completions across FY27 to FY29, including 5.5 million square feet in FY27, will trigger revenue and profit recognition under its project-completion accounting method and support future debt reduction. The company had completed 2.37 million square feet in H1 FY27.

How will Kalpataru completions affect revenue and profits?
Kalpataru says the 14 million-square-foot pipeline will affect reported revenue because most of its projects use the project-completion method of revenue recognition. Under that method, the related revenue and profit are recognised in the year a project is completed, rather than necessarily when a customer booking is made. Management said the ongoing projects would be completed gradually across FY27, FY28 and FY29.
The FY27 completion target is 5.5 million square feet, representing about 39% of the stated 14 million-square-foot three-year pipeline. Management said projects due for completion in H2 FY27 would result in first-time recognition of their associated revenue and profits. It did not provide a rupee value for the revenue or profit expected from individual projects completing in H2.
The difference between bookings and reported income illustrates the accounting timing. Kalpataru reported pre-sales of Rs 1,258 crore in Q2 FY27 and Rs 2,587 crore in H1 FY27, while revenue from operations was Rs 437 crore and Rs 909 crore, respectively. These figures do not establish a fixed conversion rate, but management attributed the recognition timing to the project-completion method.
How much has Kalpataru completed in FY27?
Kalpataru completed 2.37 million square feet across more than 2,200 units in H1 FY27, or about 43% of its 5.5 million-square-foot target for the full fiscal year. In Q2 FY27 alone, the company received occupation certificates for 1.58 million square feet across about 1,500 units. An occupation certificate permits occupation of a completed building.
The H1 figure means Kalpataru had about 3.13 million square feet remaining to reach its FY27 target of 5.5 million square feet. Management described the remaining FY27 execution as part of its focus on delivering projects as planned, augmenting collections and driving cash flows. It did not identify the individual projects expected to account for the remaining area.
Reported profitability remained negative in the first half despite the handovers. Q2 FY27 adjusted EBITDA, or earnings before interest, tax, depreciation and amortisation, was Rs 73 crore at a 16.6% margin, while the reported loss was Rs 71 crore. In H1 FY27, adjusted EBITDA was Rs 167 crore at an 18.4% margin and the reported loss was Rs 100 crore.

Can Kalpataru meet its FY27 pre-sales target?
Kalpataru retained FY27 pre-sales guidance of Rs 6,500 crore after recording Rs 2,587 crore in H1, or around 40% of the annual target. Management said the balance would come primarily from sustenance sales in the existing portfolio, supported by a few new launches. It said its usual pattern is for about 40% of annual pre-sales to be achieved in H1 and about 60% in H2.
The planned launches are Suman Nagar at Chembur, Kalpataru Blossoms in Pune and Kalpataru Ardene, a plotted development in Nagpur. Management said it had applied for Real Estate Regulatory Authority approval for Blossoms and expected a launch before December. It expected Suman Nagar and Ardene to launch in Q4 FY27 after the approval steps described on the October 30, 2026 call.
Kalpataru Park City in Thane recorded about Rs 420 crore of H1 FY27 pre-sales, compared with Rs 167 crore in H1 FY26, a 130% increase. Management said walk-ins rose 25% year on year and conversion nearly doubled. It expects resident families at the site to increase from more than 2,000 to more than 3,000 by the end of the next year.
At Kalpataru Elaara in Goregaon West, launched around mid-September 2026, management said 30% of the project had been sold by the call date. The development offers two-, three- and four-bedroom residences and more than 25 amenities. Kalpataru also said festive-season conversion had improved at Kalpataru One in Worli, without disclosing a sales value for that project.
What is Kalpataru saying about cash flow and debt?
Kalpataru reported gross debt of Rs 9,179 crore and cash and cash equivalents of Rs 856 crore as of September 30, 2026. Net debt was therefore Rs 8,323 crore, and the net-debt-to-equity ratio was 2.1 times. Gross debt was flat quarter on quarter, while net debt rose slightly because working-capital cash balances were consumed, according to management.
Management said FY27 year-end net debt should remain broadly flat against FY26, rather than fall during the current fiscal year. It said capital, funds and cash flow would be used for project execution and for some business-development and growth expenditure. The expectation of lower gross and net debt was linked to the larger FY27-FY29 completion programme.
Management also said FY27 net operating cash flow and gross cash flow should remain broadly similar to FY26, with cash flows moving in proportion to pre-sales. FY26 pre-sales were Rs 5,280 crore, compared with the Rs 6,500 crore target for FY27. H1 FY27 sales collections were Rs 2,554 crore, up 9% year on year, while Q2 collections were Rs 1,189 crore and flat year on year.
Conclusion
Kalpataru’s 14 million-square-foot completion pipeline is central to when its financial performance will appear in reported results. Its project-completion method means the 2.37 million square feet completed in H1 FY27, and further completions through FY29, are the mechanism for recognising revenue and profits from projects already under execution. The current period showed Rs 2,587 crore of H1 pre-sales alongside Rs 909 crore of revenue from operations.
The next milestones are delivery of the remaining 3.13 million square feet needed for the FY27 completion target, progress toward Rs 6,500 crore of FY27 pre-sales and the planned launches at Pune, Chembur and Nagpur. Management has guided for FY27 net debt to remain broadly unchanged from FY26, so the disclosed reduction in debt depends on execution and completions across FY28 and FY29.
