What is Rustomjee's FY30 pre-sales target?
Rustomjee targets Rs 10,000 crore of pre-sales in FY30, versus Rs 4,000 crore shown for FY26 in its Vision 2030 chart. Management indicates this would require about 26% compound annual growth from FY26 to FY30. The target is a management objective rather than a reported result, and the presentation links it to redevelopment, premiumisation, plotted development and commercial assets.
The presentation's operational table reports FY26 pre-sales of Rs 4,022 crore, slightly above the Rs 4,000 crore rounded figure used in the Vision 2030 chart. For FY27, Rustomjee guides for Rs 5,000 crore of pre-sales and reported Rs 2,041 crore in H1FY27, or 41% of that target. The source does not provide annual pre-sales targets for FY28 or FY29.
The comparison shows the FY30 objective is about 2.5 times the FY26 level used in the Vision 2030 chart. Rustomjee says its sales plan includes acquiring projects with GDV equal to twice the preceding year's pre-sales through asset-light Joint Development Agreement (JDA) and Joint Venture (JV) structures, alongside more cluster launches.
Which cluster projects support Rustomjee's FY30 plan?
Rustomjee identifies five cluster redevelopment projects supporting its FY30 plan: GTB Nagar Cluster, Lokhandwala Cluster, Dindoshi Nagar Cluster, Om Nagar Cluster and Malad (W) Cluster. Their combined estimated GDV is about Rs 16,600 crore, and management describes cluster redevelopment as a scale multiplier toward Rs 10,000 crore of FY30 pre-sales.
The Rs 16,600 crore cluster GDV is more than three times Rustomjee's Rs 5,000 crore FY27 pre-sales guidance. That comparison does not establish the amount of cluster GDV that will convert into FY30 bookings, because the presentation does not disclose project-level values, launch dates, sales rates, completion dates or pricing for the five named clusters.
Rustomjee says it has handled large housing-society redevelopment projects involving more than 400 members. It also says that complex, multi-society cluster transactions require proven scale and a track record, while its 30 years of experience is intended to shorten the period from development agreement to launch. No historical or targeted timeline reduction is disclosed.
How does cluster redevelopment add development scale?
Rustomjee defines cluster redevelopment as combining multiple adjoining societies into unified modern developments. Management says this approach focuses on land-scarce, high-demand micro-markets and can permit higher Floor Space Index (FSI) utilisation, which is the allowable built-up area relative to plot area.
A larger unified layout can reduce duplication of resources, spaces and amenities compared with separate schemes, according to Rustomjee. The company also says a cluster can provide modern homes for existing residents while creating a larger project layout. The presentation does not provide projected cost savings, margins or cash-flow estimates for the Rs 16,600 crore cluster pipeline.
The strategy covers redevelopment across Mumbai's western and eastern suburbs, where Rustomjee says it seeks deeper society-redevelopment presence. Management presents the cluster approach alongside a conscious move toward emerging premium and premium segments in new additions, particularly in micro-markets with higher realisations.

How is Rustomjee building launches and additions?
Rustomjee's FY27 guidance calls for Rs 8,000 crore of launches by GDV and Rs 8,000 crore of project additions by GDV. Its H1FY27 guidance table shows Rs 2,200 crore of launch GDV and Rs 550 crore of addition GDV, compared with the full-year objectives.
In H1FY27, Rustomjee added the Utkarsh CHSL Dindoshi Nagar Cluster in Goregaon (East) and a plotted development at Igatpuri, with combined GDV of about Rs 550 crore. In Q2FY27, it commenced construction of 25HQ at Prabhadevi and launched Rustomjee Ozone Skye at Malad West; those two projects had combined estimated GDV of Rs 2,242 crore.
The presentation also says Rustomjee launched one Urbania tower in Q3FY27 with GDV of Rs 886 crore. Management plans consistent township-tower launches, greater focus on cluster launches and selective entry into newer geographies over the medium to long term. It identifies tenders as an emerging supply enabler in land-scarce Mumbai.
What do current operating results show?
Rustomjee reported record H1FY27 pre-sales of Rs 2,041 crore, up 11% from Rs 1,839 crore in H1FY26. Q2FY27 pre-sales were Rs 1,423 crore, up 84% from Rs 772 crore in Q2FY26. Management attributed the quarterly increase to momentum in luxury and super-premium offerings.
Area sold moved in the opposite direction to pre-sales value: it fell 14% to 0.97 million square feet in H1FY27 from 1.13 million square feet in H1FY26. Collections declined 8% to Rs 1,141 crore from Rs 1,245 crore over the same period. Revenue from operations rose 25% year on year to Rs 967 crore in H1FY27, while earnings before interest, tax, depreciation and amortisation were Rs 179 crore, with a 17.8% margin.
As of September 30, 2026, Rustomjee had 0.21 million square feet of unsold saleable area in completed projects, from total saleable area of 3.13 million square feet. The company said about 93% of that completed-project inventory was sold. Urbania represented 0.10 million square feet of the unsold total, and Belle Vue Phase 1 represented 0.08 million square feet.
Conclusion
Rustomjee's FY30 plan combines a Rs 10,000 crore pre-sales target with five cluster redevelopment projects carrying about Rs 16,600 crore of estimated GDV. H1FY27 pre-sales of Rs 2,041 crore, up 11% year on year, provide the current operating base, while the decline in collections and area sold shows that booking value, cash collections and volume did not move in the same direction.
The next disclosed measures to watch are progress toward FY27 guidance of Rs 5,000 crore in pre-sales and Rs 8,000 crore each in launch and project-addition GDV. Rustomjee had reported Rs 2,200 crore of launch GDV and Rs 550 crore of addition GDV in H1FY27, while individual GDV and launch timing for the five clusters remain undisclosed.
