How will Arihant World Villas create recurring income?
Arihant says World Villas will seek annuity income from hotel operations and recurring receipts from gymkhana memberships, food and beverage sales, event rentals and sports facilities. The plan adds operating-income activities to a premium villa township with 391 platinum-series luxury villas, about 10 lakh square feet of development potential and stated gross development value of Rs 1,200 crore.
The proposed hotel is intended to earn from room rentals, weddings and corporate events, while the gymkhana is intended to earn from membership fees and on-site spending. These are different mechanisms from the 391-villa development, for which Arihant discloses gross development value rather than an operating-income target. The presentation does not disclose a hotel revenue forecast, gymkhana membership price, operating margin or opening date.
Arihant’s stated objective is to establish an annuity-income pool and strengthen its balance sheet through the mixed-use development. This is a management plan rather than reported recurring revenue: the presentation identifies future income channels from the 227-key hotel and gymkhana but provides no completed-period revenue from hotel, club, events or food and beverage operations.
What assets are included in Arihant World Villas?
Arihant has outlined a 90-acre Chowk project combining villas, hospitality, club facilities, woodland, a riverside promenade and commercial space. The master layout allocates 63 acres to the villa community, 10 acres to the club gymkhana, 10 acres to the five-star hotel and spa, six acres to mango-tree woodland and one acre to an outlet mall.
Arihant describes the 90-acre parcel as acquired through outright purchase and located at Chowk, off the Old Mumbai-Pune highway. The presentation places the site 30 minutes from Navi Mumbai International Airport and 60 minutes from South Mumbai. Those travel-time statements are company disclosures, and Arihant does not state the assumed traffic conditions or measurement date.
There is a difference between two gymkhana area disclosures. The project slide lists gymkhana land at 10.5 acres, while the master layout labels the club gymkhana as 10 acres; the listed layout components total 90 acres when the 10-acre figure is used. Arihant does not explain the 0.5-acre difference in the presentation.

Why is Arihant adding hotels in Chowk and Khopoli?
Arihant is adding hotel assets because management identifies airport-led demand, a shortage of authentic luxury brands and growing event demand as drivers in the region. The presentation says Navi Mumbai International Airport was expected to be operational in 2025 and projected to scale to 90 million passengers by 2032, linking that outlook to commercial office, retail and convention infrastructure.
Arihant says it has undertaken two hotel-development projects: a 227-key five-star luxury hotel with ITC Hotels Ltd at Chowk and a 108-key four-star hotel at Khopoli. At World Villas, Arihant has signed an agreement with Mementos by ITC Hotels for the 227-key destination hotel, which it positions for weddings, corporate events and room rentals.
Arihant also says the Chowk hotel land has been transferred to its wholly owned subsidiary, Dwellcons Pvt Ltd. Its demand case includes global executives, airlines, meetings, incentives, conferences and exhibitions, known as MICE, transit passengers, destination weddings and conventions. These are management’s stated rationale for the hotel assets, not a disclosed occupancy, room-rate or event-booking forecast.
How does World Villas compare with Arihant’s residential portfolio?
Arihant’s World Villas plan remains substantially a residential development, with hospitality and club facilities intended to add operating-income channels. In its ongoing-project schedule, World Villas Phase 1 has 180 units, of which 62 were booked, across 10.58 lakh square feet of saleable area; the schedule lists completion at 30.07%.
The same schedule reports Rs 170.4 crore of booked-area sale value for World Villas Phase 1, Rs 80.3 crore received, Rs 435 crore of unsold inventory value and Rs 525 crore of total estimated receivables. It also reports Rs 43.1 crore of revenue recognised and Rs 181.3 crore of estimated balance cost to complete. Arihant says its area potential and management estimates are subject to regulatory plan approvals and change.
Across 13 ongoing residential projects, Arihant reports 5,951 total units and 3,235 booked units, compared with 180 total and 62 booked at World Villas Phase 1. The wider portfolio includes Panvel, Kharghar, Taloja, Vashi, Jodhpur, Khopoli, Titwala, Kalyan, Shilphata and Chowk, while World Villas is the disclosed Chowk project combining villa sales with a hotel, gymkhana and commercial amenity.
Arihant’s project-mix disclosure shows luxury at 41% of saleable area, mid-income at 30% and affordable housing at 29%. World Villas is identified as premium horizontal development aimed at high-net-worth individuals and lifestyle buyers, meaning the proposed recurring-income facilities sit alongside rather than replace Arihant’s stated residential product mix.
Conclusion
Arihant’s stated Chowk strategy pairs a Rs 1,200 crore premium-villa development with assets designed to produce repeated receipts after development: a 227-key Mementos by ITC Hotels property, a gymkhana, and event, food-and-beverage and sports facilities. The plan broadens the disclosed income mechanisms beyond villa sales, but the presentation reports no operating-income result or financial target for these facilities.
The next items to watch are regulatory plan approvals, which Arihant says can affect area and project estimates, and progress on the hotel and gymkhana development. Arihant also links its hospitality rationale to the stated 2025 airport-operational expectation and the projection of 90 million passengers by 2032, while leaving construction timing, hotel opening timing and membership economics unresolved.
