Birla Estates said it added Rs 6,200 crore of gross development value, or GDV, in six months, including value from new projects and the Birla Niyaara Tower C redesign. Management said the additions put it above 60% of its Rs 10,000 crore business-development target and it remained confident of exceeding that threshold.

How much GDV has Birla Estates added?
Birla Estates said it added Rs 6,200 crore of GDV in the first six months of the year, including the incremental value created at Birla Niyaara Tower C. K. T. Jithendran said this meant the company had achieved about Rs 6,000 crore against the Rs 10,000 crore target stated at the beginning of the year.
Management also cited a broader addition of about Rs 8,000 crore over the last few months. That tally comprised Rs 2,600 crore from Vashi, about Rs 1,600 crore from Hinjewadi, about Rs 1,600 crore from Khar in March, and a Rs 1,900 crore net GDV increase at Niyaara. The Rs 8,000 crore figure is therefore a wider timing measure than the Rs 6,200 crore addition reported for six months.
Keyur Shah said Birla Estates had added almost Rs 7,000 crore over six to seven months and could add another Rs 3,000 crore to Rs 5,000 crore. He also said acquisition costs had historically been about 15% to 17% of the GDV added, while stressing that further transactions would depend on available opportunities.
What does the Hinjewadi agreement add to the pipeline?
The Hinjewadi agreement gives Birla Estates a 75% revenue share in a Pune residential project with about Rs 1,650 crore of top-line potential. The joint development agreement, or JDA, covers 5.6 acres in Hinjewadi Phase 1 and was announced in October 2026, according to management.
The project partner holds the remaining 25% revenue share, and Birla Estates said the upfront payment was about Rs 50 crore. Management described the arrangement as a revenue-sharing deal and said it hoped to launch the project by the fourth quarter of the following year.
Hinjewadi expands a Pune portfolio that includes Birla Taranya and Birla Punya. Management said Taranya recorded about Rs 250 crore of sales over two quarters, while Pune generated about Rs 92 crore from available inventory; those figures relate to existing projects, compared with the future Rs 1,650 crore potential at Hinjewadi.
How is Birla Niyaara Tower C increasing GDV?
Birla Estates said the Tower C redesign raises GDV by Rs 3,000 crore for Tower C and by Rs 1,900 crore on a net basis for the full Worli land parcel. Management said it amalgamated the original Niyaara plot with a second plot acquired later, enabling floor-space index, or FSI, from the adjacent plot to be used in Tower C.
Jithendran said there was no payment for the additional FSI because the change was a reconfiguration. Management said the redesign brings forward development potential that otherwise would have been launched later, while the final apartment configuration remains under consideration. It envisaged larger homes on some higher floors and more single flats on lower floors.
The higher GDV comes with a launch delay. Management said the revised plan had about Rs 1,900 crore of net GDV and that the launch would shift to the next financial year, which may affect current presales. Jithendran said Birla Estates was trying to bring Tower C to market by the second quarter of the following year.
Available inventory at Niyaara is limited, according to management: 401 of 413 apartments in Tower A and 119 of 148 in Tower B had been sold. It said four cancelled flats were resold and generated Rs 15 crore of additional revenue, while six apartments across the towers were sold during the first half.

When will Birla Estates launch Vashi and Khar?
Birla Estates said Vashi will launch next year rather than in the current year, while Khar should come around January or February of the coming year. Management also listed new phases of Birla Taranya and Birla Punya among planned launches, but did not disclose GDV or deal terms for Vashi and Khar in this exchange.
The altered timing follows the Niyaara Tower C deferral. Jithendran said current-year presales would not be Rs 8,000 crore but declined to give an alternative annual estimate. Birla Estates reported Rs 298 crore of net sales in the second quarter of FY27, with Taranya and Niyaara in the Mumbai Metropolitan Region, or MMR, as the largest contributors.
Management said 78% of overall inventory had already been sold, leaving 22% unsold. It described key projects including Taranya and Punya as performing steadily, but said Birla Mrida needed additional sales focus. The planned launches therefore add future saleable inventory as well as GDV to the development pipeline.
Why is Birla Estates accepting lower near-term presales?
Birla Estates said it is prioritising project value optimisation over a more even short-term presales profile. At Birla Arika, management said it would wait for construction progress on already launched structures before introducing the final tower, because it expects a later launch to create higher value.
Management used the same rationale for Niyaara Tower C, saying the redesign could improve profitability despite postponing its launch. Shah said project-level earnings before interest, tax, depreciation and amortisation, or EBITDA, range from 25% to 30%, while he said Niyaara margins are above 40%. Revenue recognition at Niyaara will depend on customer possession after the March 2028 Real Estate Regulatory Authority, or RERA, date.
Jithendran reaffirmed management's commitment to reach Rs 15,000 crore of presales by FY29, rather than issuing short-term presales guidance. He also said Birla Estates remained in active discussions on redevelopment opportunities in high-demand MMR micro-markets, which management views as another route for business development.
Conclusion
Birla Estates has presented Rs 6,200 crore of six-month GDV additions as evidence that it is replenishing its pipeline while postponing selected launches. The Hinjewadi JDA, the Vashi project and the Rs 1,900 crore net uplift at Niyaara show that the additions combine new development agreements with redesigned potential at an existing Worli project.
The next disclosed milestones are Khar's expected January or February launch, Vashi's launch next year and Hinjewadi's hoped-for fourth-quarter launch in the following year. Management also said it could add another Rs 3,000 crore to Rs 5,000 crore of GDV, while Tower C is targeted for a second-quarter launch in the following year.
