What did the Vyana launch contribute to KPDL sales?
Vyana at The Reserve, Vadgaon, Pune contributed Rs 616 crore of launch sales in Q2 FY27, making it KPDL's strongest-ever launch performance. KPDL's H1 FY27 average realization increased 10% year on year to Rs 8,368 per square foot, compared with Rs 7,582 in H1 FY26. The increase in realized value per square foot accompanied a 15% increase in sales area and a 27% gain in pre-sales value.
Collections rose 32% to Rs 1,509 crore in H1 FY27 from Rs 1,146 crore in H1 FY26, while operating cash flow increased 23% to Rs 437 crore from Rs 355 crore. KPDL added six society redevelopment projects in MMR with estimated combined GDV of about Rs 6,000 crore and about 2 million square feet of saleable area. The largest disclosed projects are Santacruz West at about Rs 1,930 crore of GDV and Andheri West-Lokhandwala at about Rs 1,420 crore. The presentation notes that saleable area is based on current floor space index norms and can change, while GDV is based on current estimates.
Conclusion
KPDL's H1 FY27 operating performance combined record pre-sales of Rs 1,636 crore with higher pricing and the Rs 616 crore Vyana launch. Pune excluding Life Republic remained the largest sales contributor at Rs 1,022 crore, while MMR's Rs 19,066 per-square-foot realization lifted the portfolio pricing mix despite its Rs 230 crore sales contribution.
The next operating markers are later phases of The Reserve, the 5 million-square-foot development with estimated GDV of Rs 4,000 crore, and execution of the six MMR redevelopment additions with estimated GDV of about Rs 6,000 crore. KPDL has disclosed focused expansion in Pune, Mumbai and Bengaluru and portfolio premiumization, but has not provided a timetable for individual Reserve phases or redevelopment launches.
