Profit attributable to owners was Rs 152.36 crore, compared with a Rs 27.42 crore loss in the comparable 2025 period. Profit before tax was Rs 208.47 crore, against a Rs 36.23 crore loss, while total comprehensive income attributable to owners was Rs 151.51 crore, compared with a Rs 27.42 crore loss.
Revenue from operations increased to Rs 1,253.91 crore from Rs 221.02 crore, while total income rose to Rs 1,288.13 crore from Rs 258.56 crore. The reported operating margin shifted to 15.09% from negative 28.59%, and net profit margin changed to 11.83% from negative 10.84%. Kolte-Patil stated that these ratios are not annualised for the six-month periods.
Kolte-Patil reported basic earnings per share, or EPS, of Rs 17.09 for the six-month period, against a loss per share of Rs 3.31 a year earlier. Diluted EPS was Rs 17.07, compared with negative Rs 3.31. The board approved the unaudited results on November 3, 2026, after audit committee review, and statutory auditors reviewed the consolidated statement.
What happened in Kolte-Patil's September quarter?
Kolte-Patil remained profitable in the quarter ended September 30, 2026, but revenue and profit were lower than in the June quarter. September-quarter revenue from operations was Rs 334.37 crore, compared with Rs 919.54 crore in the June 2026 quarter. Profit attributable to owners was Rs 5.70 crore, compared with Rs 146.66 crore in June, while the September 2025 quarter recorded a Rs 11.14 crore loss.
The sequential movement is consistent with Kolte-Patil's disclosure that profits and losses from certain real-estate transactions do not necessarily accrue evenly during a year. The group is predominantly engaged in real estate and has no separate reportable operating segments under Indian Accounting Standard 108, or Ind AS 108. The filing therefore does not provide a segment split of the Rs 1,253.91 crore first-half operating revenue.
September-quarter total income was Rs 351.51 crore, versus Rs 936.62 crore in June and Rs 161.75 crore a year earlier. The September quarter's net profit margin was 1.62%, compared with 15.66% in June and negative 6.89% in September 2025. Its operating margin was negative 0.60%, against 20.61% in June and negative 26.85% a year earlier.

Kolte-Patil disclosed that it fully redeemed Rs 110.90 crore of secured listed non-convertible debentures, or NCDs, subscribed by Marubeni Corporation, during the previous quarter. It also fully redeemed Rs 140 crore of secured unlisted NCDs subscribed by India Realty Excellence IV. The company said each redemption included outstanding principal and the applicable redemption premium.
Four series of listed secured NCDs remained outstanding at September 30, 2026, with combined principal outstanding of Rs 351.13 crore. The principal outstanding ranged from Rs 46.67 crore to Rs 124.86 crore per series. The NCDs are secured by mortgages over project land and/or earmarked units, as well as hypothecation of receivables and cash flows from those units.
The disclosed security cover ranged from 1.04 times to 1.86 times across the four NCD series. Valuations for two series were based on underlying projects as at March 31, 2026, while the other two used September 30, 2026 valuations. The redemption premium is linked to collections from sales of earmarked units, and redemption is to occur as revenues are collected under the applicable debenture trust deeds.
Kolte-Patil's board approved a draft amalgamation on May 22, 2026, of wholly owned subsidiaries Kolte-Patil Lifespaces Private Limited and Kolte-Patil Smart Spaces Private Limited with the company, with an appointed date of April 1, 2026. The scheme remains conditional on statutory and regulatory approvals, including National Company Law Tribunal, member and creditor approvals. Separately, the company granted 241,574 employee stock options on August 10 and August 24, 2026, at an exercise price of Rs 10 per option, with vesting over three years subject to stated conditions.
Conclusion
Kolte-Patil's first-half figures show a return to consolidated profitability alongside a substantial rise in operating revenue, producing Rs 152.36 crore of profit attributable to owners on Rs 1,253.91 crore of revenue. Higher equity, reduced current borrowings and Rs 322.40 crore of operating cash generation accompanied the earnings change, although inventory rose by Rs 523.51 crore from March 31, 2026.
Next, the reported September-quarter profit of Rs 5.70 crore after June-quarter profit of Rs 146.66 crore will remain relevant because Kolte-Patil says real-estate earnings do not accrue evenly through the year. The proposed amalgamation, with an appointed date of April 1, 2026, also remains unresolved pending the stated regulatory, member and creditor approvals.
