Are Patel Retail's year-on-year costs fully comparable?
No, Patel Retail said the September 2025 figures are not comparable to the extent of lease-accounting effects on depreciation, finance cost and rent expenses. During the third quarter of the preceding year, it reassessed store lease and amenities agreements and entered supplementary agreements with a majority of lessors to include fixed lock-in periods, bringing the arrangements within Indian Accounting Standard 116, or Ind AS 116, on leases.
For the September 2026 quarter, recognition of right-of-use assets and lease liabilities resulted in Rs 3.0034 crore of depreciation and Rs 0.6717 crore of finance cost. It also resulted in reversal of Rs 3.3542 crore of rent and service charges; for the half year, those figures were Rs 6.1367 crore, Rs 1.3493 crore and Rs 6.6344 crore, respectively.
Patel Retail also changed its depreciation method for property, plant and equipment from the written-down value method to the straight-line method during the quarter ended June 30, 2026. Management said the change was made to reflect the pattern in which future economic benefits were expected to be consumed, and it was applied prospectively as a change in accounting estimate under Ind AS 8.
The company said June-quarter depreciation was approximately Rs 1.3288 crore under the straight-line method, compared with approximately Rs 3.0382 crore under the written-down value method. It said this increased June-quarter profit before tax by approximately Rs 1.7094 crore and did not have a retrospective effect on retained earnings.

Conclusion
Patel Retail expanded its September-quarter revenue base by 34.2%, but a 35.8% increase in expenses resulted in a 2.2% decline in quarterly profit. First-half revenue and profit both increased, though expense growth also exceeded revenue growth over that six-month period and reported comparisons are affected by lease accounting and the depreciation-method change.
The next disclosed matters to watch are use of the remaining Rs 8.2763 crore of IPO net proceeds allocated to general corporate purposes and member approval of remuneration revisions effective September 1, 2026 for specified senior executives and directors.
