How large is Awfis’s GCC customer base?
Awfis’s GCC base comprised more than 105 unique clients and accounted for 24% of rental revenue in the Q2 FY27 update. These clients operated across nine cities in India, making GCCs a quantified part of Awfis’s rental business rather than solely a prospective demand category.
The 105-plus count applies specifically to GCC clients within Awfis’s 50-plus-seat client base. It does not represent all Awfis clients or all occupied seats, and the presentation provides neither a prior-period GCC client count nor a previous rental-revenue share for a year-on-year comparison.
Awfis’s wider client-size mix provides context for its focus on larger mandates. Clients with 500 or more seats represented 37% of seats as of September 2026, while the 201-to-500-seat group represented 17%; together, the two groups accounted for 54% of seats.
Where are Awfis’s GCC clients based and which sectors do they serve?
North America accounted for 79% of Awfis’s GCC global parentage as of September 2026, compared with 15% for Europe and 6% for Asia and Australia-New Zealand (ANZ). The GCC group was therefore concentrated among North American parent companies, with Europe the second-largest disclosed region.
This differs from Awfis’s overall client-domicile mix, where India represented 51%, North America 30%, Europe 14%, Asia and ANZ 4%, and other regions 1% in September 2026. The comparison shows that GCC parentage was more concentrated in North America than Awfis’s overall customer base, which was led by Indian-domiciled clients.
Technology was the largest GCC sector at 26%, followed by professional services at 25% and healthcare and life sciences at 24%. Manufacturing accounted for 13%, banking, financial services and insurance (BFSI) for 8%, and other sectors for 4%, meaning the top three sectors made up 75% of the GCC mix.
The GCC sector profile also differed from Awfis’s company-wide industry distribution in September 2026. Technology accounted for 39% of all clients by industry, professional services 20%, and healthcare and life sciences 7%; Awfis did not disclose separate GCC revenue, seat counts, occupancy or realisations by sector.

What does Awfis’s Chennai GCC deal involve?
Awfis signed a Fortune 500 GCC deal in Chennai for more than 1,000 FTE employees, with phase one scheduled to start in Q4 FY27. The presentation identifies the deal as signed, but does not name the client or disclose its contract value, seat count, lease tenure, exact start date or timing of further phases.
The stated FTE requirement is larger than the 50-seat threshold used for Awfis’s GCC-client disclosure, but FTE headcount is not necessarily equivalent to office seats. Awfis has not said that the requirement will convert into more than 1,000 seats, so it cannot be mechanically added to the company’s portfolio capacity.
Awfis had 164,000 total seats in Q2 FY27, compared with 159,000 in Q1 FY27 and 147,000 in Q2 FY26. That represents net additions of 5,000 seats, or 3.1%, quarter on quarter and 17,000 seats, or 11.5%, year on year; Awfis also reported selling more than 25,000 seats in H1 FY27.
Portfolio-level blended occupancy reached 76.2% in Q2 FY27, up from 75.7% in Q1 FY27 and 73.9% in Q2 FY26. Occupancy at centres operating for more than 12 months was 84.1%, versus 83.3% in Q1 FY27 and 83.7% a year earlier, although these measures cover the full portfolio rather than GCC clients alone.
How does GCC demand fit Awfis’s wider enterprise business?
Enterprise and multinational corporation (MNC) customers made up 64% of Awfis’s client base by company type in September 2026, compared with 25% for small and medium enterprises and 10% for start-ups. Awfis does not disclose what share of its enterprise and MNC clients are GCCs, but the 24% rental-revenue contribution places GCCs within this broader enterprise-led mix.
Clients with more than 100 seats had a weighted average total tenure of 49 months and a lock-in tenure of 33 months in September 2026. That compared with 38 months of total tenure and 27 months of lock-in across all clients; year on year, total tenure rose by two months for both groups, while lock-in increased by three months for the larger-client group and four months overall.
Awfis reported normalised co-working space on rent and allied-services revenue of Rs 376 crore in Q2 FY27, up 31% from Rs 288 crore in Q2 FY26. In H1 FY27, the segment generated Rs 740 crore, up 34% from Rs 554 crore in H1 FY26, but the presentation does not support applying the 24% GCC rental-revenue share to these figures because the segment includes allied services.
Management’s GCC initiatives in H1 FY27 included a GCC Confluence sponsorship in Bengaluru, a GCC leaders luncheon in Pune, and a co-curated report with Zinnov published in August 2026. Awfis also cited a GCC-focused podcast, but did not attribute client wins, seats or revenue to any of these activities.
Conclusion
Awfis has disclosed GCC demand as a measurable part of its business: more than 105 clients across nine cities contributed 24% of rental revenue in Q2 FY27. The group was concentrated among North American parents at 79% and in technology, professional services and healthcare and life sciences, which together formed 75% of its GCC sector exposure.
The next stated milestone is the first phase of the Chennai Fortune 500 mandate in Q4 FY27. Subsequent disclosures may clarify its seat requirement, commercial commencement, tenure and later phases, as well as whether Awfis reports changes in its GCC client count or rental-revenue share.
