Chalet Hotels Limited said its Vashi hotel land allotment was regularised on 9 September 2026, when City and Industrial Development Corporation of Maharashtra Limited acknowledged payment required under a 26 May 2026 Supreme Court order. What did the Supreme Court decide on Chalet Hotels’ Vashi land?
The Supreme Court set aside the Bombay High Court’s direction to demolish the Vashi structure and restore the land to City and Industrial Development Corporation of Maharashtra Limited, or CIDCO, in its judgment and order dated 26 May 2026. It also ordered that the land allotment in favour of K Raheja Corp Private Limited, referred to in the filing as K Raheja, would stand regularised after payment of the stipulated amount within the prescribed period.
The court process began with two Public Interest Litigations challenging CIDCO’s land allotment to K Raheja in financial year 2003-04. In financial year 2014-15, the Bombay High Court ordered K Raheja to demolish the structure and return the land to CIDCO. K Raheja subsequently filed a special leave petition, or SLP, before the Supreme Court and separately sought regularisation from the State Government without prejudice to the pending SLP.
The Supreme Court had sought details of the regularisation process before its 26 May 2026 judgment. In an order dated 27 October 2025, it granted leave to K Raheja and directed CIDCO to submit an affidavit within six weeks on steps taken to regularise the allotment. Chalet Hotels’ disclosure does not state the amount stipulated by the Supreme Court for regularisation.
How did CIDCO regularise the Vashi allotment?
CIDCO approved regularisation in favour of K Raheja through Board Resolution No. 13178 dated 4 February 2026, subject to payment of a differential premium, interest and applicable taxes. CIDCO then put the resolution on record with the Supreme Court through an affidavit dated 9 March 2026, providing the administrative basis for the later court order.
K Raheja subsequently made the required payment, according to Chalet Hotels’ results disclosure approved on 4 November 2026. CIDCO’s letter dated 9 September 2026 acknowledged receipt of the amount stipulated in the Supreme Court order and confirmed that the land allotment stood regularised. The filing does not disclose the differential premium, interest, taxes, total payment or payment deadline.
The sequence shows that regularisation under the 26 May 2026 order was conditional on payment rather than automatic. CIDCO’s 9 September 2026 confirmation records that the payment condition was met. This outcome replaced the 2014-15 Bombay High Court direction requiring demolition of the structure and restoration of the land to CIDCO.

What is Chalet Hotels’ connection to the Vashi property?
Chalet Hotels acquired the buildings comprising the hotel and apartments, together with a demarcated portion of leasehold rights to the Vashi land, from K Raheja in December 2005. It operates the hotel at those premises as Athiva Pulse, formerly Four Points By Sheraton, Navi Mumbai, Vashi. The regularisation in the filing was made in favour of K Raheja, the original allottee, rather than through a fresh allotment directly to Chalet Hotels.
The disclosure identifies the property as part of Chalet Hotels’ hospitality operations but does not provide its room count, revenue, asset value or December 2005 purchase consideration. That prevents calculation of Athiva Pulse’s standalone financial contribution. The filing nevertheless links the hotel directly to the proceedings because the earlier demolition order covered the structure in which Chalet Hotels operates the Vashi hotel.
Chalet Hotels reported hospitality segment revenue of Rs 411.453 crore for the quarter ended 30 September 2026, compared with Rs 380.173 crore for the quarter ended 30 September 2025. Hospitality segment profit before tax and interest rose to Rs 124.078 crore from Rs 108.291 crore over the same periods. These are group-level hotel-segment figures and are not attributed specifically to the Vashi property.
What does the regularisation mean for Chalet Hotels?
The regularisation means the demolition and restoration direction affecting the Vashi structure no longer applies after the Supreme Court’s 26 May 2026 order and CIDCO’s 9 September 2026 confirmation. For Chalet Hotels, which has operated the hotel at the premises since its December 2005 acquisition, the filing records completion of the land-allotment process through the court-directed payment and CIDCO’s confirmation.
The disclosure does not quantify a provision, exceptional charge, compensation payment or balance-sheet adjustment arising from the resolution for Chalet Hotels. Its consolidated results for the six months ended 30 September 2026 included a separate exceptional item of Rs 9.849 crore for a voluntary separation scheme introduced during the quarter ended 30 June 2026, but the filing does not connect that amount to the Vashi matter.
Chalet Hotels’ hospitality segment assets stood at Rs 4,312.967 crore on 30 September 2026, compared with Rs 3,882.843 crore on 31 March 2026. Total group assets were Rs 8,077.079 crore at 30 September 2026. These figures provide balance-sheet context only because the filing does not identify the portion of hospitality assets attributable to Athiva Pulse.
Conclusion
The disclosed record shows a dispute initiated in financial year 2003-04 progressed from a 2014-15 demolition direction to a completed regularisation process in 2026. The Supreme Court removed the demolition and restoration requirement, while CIDCO subsequently confirmed that payment had been received and the original allotment to K Raheja had been regularised.
The next disclosed unresolved matter is Chalet Hotels’ composite amalgamation scheme involving Sonmil Industries Private Limited and The Dukes Retreat Private Limited. Chalet Hotels filed its company scheme petition with the National Company Law Tribunal on 24 May 2025 after shareholder approval on 13 May 2025, and said the tribunal’s order remains awaited.
