In Q2 FY27, Brigade Hotel Ventures Limited said BHVL could add township hotels developed by Brigade Enterprises-linked special-purpose vehicles only after its current pipeline is completed and spare future cash flows are available; two planned Hyatt Regency properties in Bengaluru account for 600 combined rooms or keys.

Which township hotels could BHVL add later?
BHVL identified three township hotels as possible later portfolio additions: a 350-room Hyatt Regency, a 250-key Hyatt Regency and a separate 250-key hotel at Vibrancy Real Estates Private Limited. Management said the properties are being developed through special-purpose vehicles, or SPVs, rather than being immediate additions to BHVL’s portfolio.
The 350-room Hyatt Regency is planned in a 25-acre Bengaluru mixed-use project of Brigade Estates Projects Private Limited, a wholly owned subsidiary of Brigade Enterprises Limited. Management said the site is on Karnataka Industrial Areas Development Board, or KIADB, land, meaning BHVL cannot buy it at present.
The 250-key Hyatt Regency is planned in Ananthay Properties Private Limited’s roughly 40-acre township. The project has 7.6 million square feet of development, including 6.3 million square feet of residential space, more than 4,000 homes and 1.3 million square feet of commercial development.
Why are these hotels not immediate additions to BHVL’s portfolio?
These hotels are not immediate portfolio additions because BHVL has a substantial funded development pipeline, while the 350-room project is on KIADB land that it cannot purchase now. Management said Brigade Enterprises SPVs would develop the township hotels before BHVL could consider bringing them into its portfolio at a later date.
For the 350-room project, management said BHVL could potentially become involved after Brigade Estates Projects Private Limited has built the warm shell or reached another later construction stage. That statement did not disclose an acquisition agreement, purchase price, ownership transfer or timetable for BHVL to obtain the asset.
The same approach applies to the 250-key Ananthay hotel, which its SPV will develop within the township. Management said Brigade Enterprises is pursuing mixed-use townships in multiple cases and that not every hotel needs to sit within BHVL while it builds its current 1,700-key pipeline.
Vibrancy Real Estates Private Limited provides a third example of this approach. Management said Brigade Enterprises has tied up with Bain Capital in that SPV, which is expected to include 2 million square feet of office space and a 250-key hotel that could come under BHVL at a future date.
When will the two Hyatt Regency hotels start construction?
Management expects construction of the two Hyatt Regency hotels to start within the next two to three quarters, subject to design development and approvals. It did not provide construction-completion dates, hotel-opening dates or any date for a potential addition to BHVL’s portfolio.
The brands are Hyatt Regency, not Grand Hyatt, management clarified after an analyst referred to a reported Grand Hyatt management contract. The two announced hotels total 600 rooms or keys, but BHVL did not say they are included in its disclosed 1,700 keys under development.
The township projects are at an earlier stage than BHVL’s nearer-term openings. Management said the 45-key Courtyard by Marriott Chennai at World Trade Center is on track for an H2 FY27 opening, while two Fairfield by Marriott hotels in Bengaluru are expected to open toward the end of FY28.

How does the township opportunity compare with BHVL’s current expansion plan?
BHVL’s current expansion plan comprises 1,700 keys under development and a target portfolio of 3,300 keys by FY31. It has planned capital expenditure of Rs 3,600 crore for the expansion and had deployed Rs 484 crore by September 2026.
Management expects a further Rs 400 crore to Rs 450 crore of capital expenditure in H2 FY27, including capital earmarked for an unidentified acquisition. In a later answer, management said FY27 spending may be about Rs 400 crore rather than Rs 450 crore because of a slight delay, while Rs 700 crore is allocated for FY28.
BHVL also targets an increase in its luxury and upper-upscale mix from 14% currently to 31% by FY29 and 38% by FY31. Management did not allocate the three township hotels to those targets or say whether their future inclusion would change the stated mix.
What financial capacity did BHVL report in Q2 FY27?
BHVL reported Q2 FY27 total income of Rs 142 crore, up 10% year on year from Rs 130 crore, and consolidated earnings before interest, tax, depreciation and amortisation, or EBITDA, of Rs 52 crore versus Rs 41 crore. EBITDA margin was 36.7%, despite management citing a 1.4% impact from Goods and Services Tax, or GST, 2.0.
Profit after tax rose to Rs 22 crore from Rs 11 crore as finance costs fell to Rs 9.7 crore from Rs 13.5 crore following debt repayment from initial public offering proceeds. BHVL said it deployed Rs 468 crore of those proceeds for debt repayment and refinanced a loan from a 10.25% unsecured facility to an 8.1% secured facility.
Operating performance was rate-led in Q2 FY27, with average room rate up 11% year on year to Rs 7,876, occupancy at 75.2% and revenue per available room at Rs 5,922, up 10%. Bengaluru recorded 81% occupancy, compared with 70% in other markets, where average room revenue grew 13% to Rs 6,300.
Conclusion
The Q2 FY27 disclosure describes a staged expansion route rather than an immediate transfer of related township assets. BHVL has identified a 600-room Hyatt Regency pair and a further 250-key hotel as potential future additions, while its current resources remain focused on a 1,700-key plan and Rs 3,600 crore of planned capital expenditure.
The next disclosed milestones are approvals and a construction start within two to three quarters for the two Hyatt Regency hotels, plus the H2 FY27 opening of the 45-key Courtyard by Marriott Chennai. Management also said it is pursuing an unidentified acquisition, although documentation and due diligence could extend the process by one or two quarters.
