How large is Puravankara's planned launch programme?
Puravankara's programme comprises 16 new-project launches with 14.50 msft of developable area, plus 1.91 msft from new phases in existing projects, taking the total to 16.41 msft through Q1 FY28. The presentation places total saleable area at 13.96 msft, while its project tables label the attributable-area column as Puravankara Limited, or PL, Share.
Management estimates the programme's GDV at approximately Rs 22,600 crore. It separately estimates future cashflow potential of approximately Rs 8,725 crore from total new launches, excluding new phases, meaning that estimate does not cover the full 16.41 msft headline area.
The 14.50 msft new-project base matches the planned and launch pipeline shown in Puravankara's portfolio overview as at 30 September 2026. The company states that both developable and saleable areas are tentative and subject to regulatory approvals, so the disclosed areas are not final project specifications.
Which markets make up Puravankara's launch pipeline?
Puravankara's South new-project schedule totals 10.99 msft across Bengaluru and Kochi, compared with 3.51 msft in Mumbai under the West schedule. South therefore represents 76% of the 14.50 msft planned new-project pipeline, while West represents 24%.
Bengaluru has nine listed projects, including Mandur at 2.55 msft, Mallasandra at 1.18 msft and Purva Skye at 0.85 msft. Kochi has Winworth - 3 at 1.26 msft, Cityspire - Winworth (2) at 1.67 msft and Moonreach at 0.24 msft, together accounting for 3.17 msft of the South schedule.
Mumbai's four listed projects are Deccan, Apna ghar redevelopment (Unit 3), Deonar Baug and Cuffe Parade. The West table states total developable area of 3.51 msft, although the four individually displayed project areas add to 3.52 msft, a 0.01 msft difference from the stated total.
Puravankara's current construction portfolio is more geographically diversified than the planned-launch summary. Of 33.61 msft of ongoing area, Bengaluru accounts for 17.02 msft, Mumbai 4.97 msft, Chennai 4.76 msft, Pune 3.91 msft, Kochi 2.52 msft and other locations 0.43 msft.
When are Puravankara's projects expected to launch?
Puravankara expects six listed new projects to launch in Q3 FY27, nine in Q4 FY27 and one in Q1 FY28. The only Q1 FY28 item is Winworth - 3 in Kochi, with 1.26 msft of developable area and 0.63 msft of PL Share.
The Q3 FY27 list comprises Hennur Road, Moonreach, Kanakapura, Cityspire - Winworth (2), Balegere (Panathur) and Deccan. Their disclosed developable areas total 4.39 msft, with Cityspire - Winworth (2) at 1.67 msft the largest South project in that scheduled quarter.
Q4 FY27 contains 8.85 msft of listed new-project area, the largest period in the calendar and about 61% of the 14.50 msft new-project total. Its Bengaluru projects include Mandur, Bellandur, Grand Hills, Purva Skye, Mallasandra and Nellakunte (plotted), while the Mumbai items are Apna ghar redevelopment (Unit 3), Deonar Baug and Cuffe Parade.
The dates remain expected launch quarters rather than fixed commitments. Puravankara says launch dates are subject to change and will be monitored quarterly, alongside the authority-approval condition attached to the area estimates.

How does the pipeline compare with Puravankara's existing portfolio?
Puravankara's 14.50 msft of new-project pipeline is equivalent to about 43% of its 33.61 msft ongoing portfolio as at 30 September 2026. Including new phases raises the scheduled launch area to 16.41 msft, while the company separately reports 46.23 msft of land assets and 79.84 msft of total assets comprising ongoing projects and land assets.
The company reports 8.58 msft of its ongoing portfolio was not open for sale. This distinguishes the 33.61 msft construction portfolio from immediately marketable inventory and indicates that the 14.50 msft planned pipeline is not directly comparable with the whole ongoing area on a sales-availability basis.
Non-Bengaluru projects account for 49% of ongoing area and 47% of planned projects, according to Puravankara. Mumbai and Pune together constitute 25% of planned projects in the portfolio summary, although the project-by-project calendar through Q1 FY28 lists Mumbai projects in the West schedule and no new Pune project.
South has 22.53 msft of ongoing area compared with 8.87 msft in West, based on Puravankara's regional portfolio table. The launch calendar's 10.99 msft South and 3.51 msft West split therefore broadly follows the larger construction base in South, while concentrating the West additions entirely in Mumbai.
What has Puravankara launched and completed in H1 FY27?
Puravankara launched 1.13 msft in H1 FY27, comprising 0.13 msft in Q1 FY27 and 1.00 msft in Q2 FY27. Bengaluru represented 0.92 msft, or 81%, of H1 launches, compared with 0.13 msft in Pune and 0.08 msft in Mumbai.
The H1 FY27 launches were Emerald Bay Tower B12 in Pune, Heritage in Bengaluru, Miami in Mumbai and Equinox 6 in Bengaluru. The 16.41 msft programme through Q1 FY28 is therefore substantially larger than the 1.13 msft opened during the first half of FY27, though it covers several future quarters and includes 1.91 msft of phases.
Completions exceeded launches in H1 FY27, reaching 2.13 msft across Pune, Mumbai and Goa. Goa contributed 1.00 msft, Mumbai 0.62 msft and Pune 0.50 msft, showing that scheduled future launches sit alongside a delivery programme already under way.
In Q2 FY27, Puravankara reported group gross sales of Rs 2,762 crore, including the Purva Zentech-Exit line, up 109% from Rs 1,322 crore in Q2 FY26. Q2 FY27 collections were Rs 1,301 crore, up 24% from Rs 1,047 crore a year earlier, while total income was Rs 1,051 crore, up 59% year on year.
Conclusion
Puravankara has set out a 16.41 msft launch programme through Q1 FY28, combining 14.50 msft of new projects with 1.91 msft of new phases. The South accounts for 10.99 msft of new-project area and Mumbai for the stated 3.51 msft West total, while management estimates approximately Rs 22,600 crore of GDV and Rs 8,725 crore of future cashflow potential from new launches excluding phases.
The next milestones are the six projects scheduled for Q3 FY27, the nine projects planned for Q4 FY27 and Winworth - 3 in Q1 FY28. Puravankara says launch timing and final areas remain subject to authority approvals and quarterly monitoring, making subsequent disclosures on approvals, actual launches and project-size revisions the key measures to watch.
