How did Signature Global perform in Q2FY27?
Signature Global reported revenue from operations of Rs 820 crore in Q2FY27, up from Rs 330 crore in Q2FY26 and Rs 550 crore in the preceding first quarter of FY27 (Q1FY27). The year-on-year increase was 148%, while revenue was 49% higher than the preceding quarter, reflecting higher revenue recognition during the September quarter.
Profit after tax was Rs 70 crore in Q2FY27, compared with a loss after tax of Rs 50 crore in Q2FY26 and a Rs 20 crore loss in Q1FY27. For the first half of FY27 (H1FY27), Signature Global recorded Rs 50 crore of profit after tax, reversing the Rs 10 crore loss reported in H1FY26.
The half-year revenue increase was more moderate than the quarterly change: Rs 1,370 crore in H1FY27 was 14% above Rs 1,200 crore in H1FY26. The September-quarter revenue recognition followed Rs 550 crore of revenue in Q1FY27.
What changed in Signature Global's margins?
Signature Global's adjusted EBITDA margin turned positive at 18% in Q2FY27, compared with negative 7% in Q2FY26 and 6% in Q1FY27. The company attributed the change to higher revenue recognition, margin expansion and operating efficiencies.
Adjusted gross profit margin reached 36% in Q2FY27, one percentage point above 35% in Q2FY26 and 12 percentage points above 24% in Q1FY27. The gross-margin increase accompanied the rise in revenue from Rs 330 crore to Rs 820 crore, although the release does not break out gross profit in rupees by project.
For H1FY27, adjusted gross profit margin was 31%, against 29% in H1FY26, while adjusted EBITDA margin was 13%, compared with 6%. The second-quarter 18% EBITDA margin was five percentage points above the H1FY27 level.
What were Signature Global's sales and collection figures?
Signature Global recorded Rs 1,830 crore of pre-sales in Q2FY27 and collected Rs 1,010 crore during the quarter. Collections grew 9% year-on-year from Rs 930 crore in Q2FY26, a smaller rate of increase than the 148% rise in reported revenue.
Average sales realisation was Rs 17,122 per square foot in Q2FY27, up 12.3% from Rs 15,250 per square foot in FY26. Signature Global said the increase was driven by the launch of Tonino Lamborghini Residences on Southern Peripheral Road, Sector 71, Gurugram.
Chairman and Whole-Time Director Pradeep Kumar Aggarwal said the premium Tonino Lamborghini Residences launch had been received positively and had helped improve realisations and Signature Global's positioning in the premium segment. He also said demand for quality housing in Gurugram remained healthy and identified planned launches, delivery discipline and a diversified portfolio as the basis for sustaining momentum.

How did Signature Global's debt and liquidity change?
Signature Global had net debt of Rs 450 crore at the end of H1FY27, compared with Rs 200 crore at the end of FY26. Net debt therefore increased by Rs 250 crore over the first half, while the company continued land additions in multiple Gurugram-area locations.
Cash and bank balances, including fixed deposits, stood at Rs 2,420 crore at the end of H1FY27. That disclosed liquidity amount was more than five times the Rs 450 crore net-debt figure, although the release does not provide a like-for-like cash balance for FY26 or a detailed debt maturity schedule.
Management described the liquidity position as comfortable and said it allowed Signature Global to pursue growth opportunities. That statement accompanies the company's disclosed plan to build its land bank in Farrukhnagar, where 194.22 acres were added through acquisitions and collaborations during H1FY27.
Which projects expanded Signature Global's development pipeline?
Signature Global added 6.77 million square feet of development potential in Farrukhnagar, Gurugram, during H1FY27, entering a new micro-market. The company said the Farrukhnagar addition came from 194.22 acres acquired through acquisitions and collaborations.
Other H1FY27 additions included 0.38 million square feet in Sector 37D on Dwarka Expressway, previously held under a collaboration arrangement, 0.10 million square feet in Sector 71 on the Southern Peripheral Road corridor, and 2.70 million square feet in Sohna. These disclosed additions broaden the project pipeline beyond the premium Sector 71 launch that contributed to the Rs 17,122-per-square-foot Q2FY27 sales realisation.
As of Q2FY27, Signature Global had delivered 19.9 million square feet. Its stated pipeline comprised 23.2 million square feet of recently launched projects, 27.3 million square feet of forthcoming developments and 9.2 million square feet of ongoing construction, including 5.1 million square feet under construction and 4.1 million square feet with occupancy certificate received, for execution over the next two to three years.
Conclusion
Signature Global's Q2FY27 result combined a move from a Rs 50 crore loss to a Rs 70 crore profit with a 148% revenue increase to Rs 820 crore. Margin improvement accompanied the change: adjusted EBITDA moved from negative 7% to 18%, while adjusted gross profit margin increased from 35% to 36% and average sales realisation reached Rs 17,122 per square foot.
The next disclosures will show whether strategic launches and delivery convert the Rs 1,830 crore of Q2FY27 pre-sales into collections and revenue, and how land additions affect the Rs 450 crore net-debt position. Management identified Farrukhnagar as a future-launch pipeline, while Signature Global has 23.2 million square feet of launched projects, 27.3 million square feet of forthcoming developments and 9.2 million square feet of ongoing construction scheduled for execution over the next two to three years.
