What did Puravankara add in H1 FY27?
Puravankara added seven strategic transactions across Bengaluru, Mumbai and Greater Noida in H1 FY27, with combined estimated GDV of ₹14,100 crore. The presentation cites more than 10 million square feet, or msf, of approximate development potential across the seven additions.
The additions use three structures: land parcels, joint developments and redevelopment rights. Mandur and Sanna Ammanikere in Bengaluru, along with Greater Noida, are described as acquired or secured land parcels; Doddagubbi, Sarjapur and South-East Bengaluru are joint developments; and Goregaon West involves redevelopment rights for three residential societies.
Puravankara said its focus is on high-growth residential corridors in Bengaluru, Mumbai and Greater Noida. The presentation does not disclose purchase consideration, launch dates, construction schedules or ownership shares for the three Bengaluru joint-development transactions, while the ₹14,100 crore figure is an estimate of GDV rather than reported sales.
Which markets make up Puravankara’s ₹14,100 crore GDV?
Bengaluru accounts for five of Puravankara’s seven H1 FY27 transactions and ₹6,300 crore of estimated GDV. Greater Noida is the largest single transaction at ₹5,200 crore, while the Goregaon West redevelopment project in Mumbai accounts for ₹2,600 crore.
The five Bengaluru transactions cover Mandur, Doddagubbi, Sanna Ammanikere, Sarjapur and South-East Bengaluru. Their disclosed site areas total 49.76 acres, while their stated development potential totals 5.12 msf, led by Mandur at 1.8 msf. This acreage comparison does not establish Puravankara’s economic share in the three joint developments.
Greater Noida’s ₹5,200 crore estimated GDV exceeds Bengaluru’s individual transactions despite the disclosed 13.44-acre parcel being smaller than Bengaluru’s combined 49.76 acres. Puravankara said the Greater Noida transaction marks its entry into Delhi-NCR, but did not disclose its development area, project configuration, launch status or regulatory milestones.

How does Goregaon West fit Puravankara’s Mumbai redevelopment portfolio?
Puravankara’s Goregaon West transaction secures redevelopment rights for three residential societies in Bangur Nagar, with estimated GDV of ₹2,600 crore and about 1.05 msf of developable area. The site covers 4.68 acres and is the company’s only Mumbai deal in the seven H1 FY27 additions.

The other disclosed projects are at Breach Candy, Pali Hill, Lokhandwala, Malabar Hill, Chembur and Cuffe Parade.
The seven redevelopment sites are at different approval stages. Miami at Breach Candy has received Real Estate Regulatory Authority, or RERA, approval; Deccan at Pali Hill has completed society vacation and has commencement-certificate permission underway; and Apna Ghar 3 at Lokhandwala and Goregaon West have memorandums of understanding signed with development agreements underway.
Malabar Hill, Chembur and Cuffe Parade have signed development agreements, according to the presentation. Puravankara also said it is pursuing further Mumbai redevelopment opportunities and is in advanced discussions with some societies, although no number of prospective projects or expected GDV was disclosed.
Conclusion
Puravankara’s H1 FY27 additions combine land parcels, joint developments and Mumbai redevelopment rights worth an estimated ₹14,100 crore of GDV.
