What share of Awfis Transform revenue is from third-party clients?
Awfis Transform derived 93% of all its revenue from third-party clients in Q2 FY '27. Management disclosed the mix while reporting Rs 75 crore of quarterly Transform revenue, indicating that the business is principally serving external design-and-build mandates rather than only requirements connected to Awfis's workspace network.
Management said Transform revenue should be assessed on a half-yearly basis and against its order book because project-delivery milestones can shift revenue between quarters. Transform generated Rs 149 crore in H1 FY '27, compared with Rs 75 crore in Q2 alone. That timing mechanism differs from the coworking business, where revenue is more directly linked to occupied workspace capacity.
Awfis also described a two-way relationship between its offerings. Flex-workspace relationships can convert into Transform mandates, while Transform customers can subsequently use Awfis for flex and managed-office requirements. During H1 FY '27, the company said allied services covering information technology, food and beverage, transport and business support were growing alongside its enterprise client mix.
How did Awfis Transform perform in Q2 and H1 FY '27?
Awfis Transform revenue rose 8% year on year to Rs 75 crore in Q2 FY '27 and 16% to Rs 149 crore in H1 FY '27. The difference between the quarterly and first-half growth rates reflects the milestone-based nature of project execution, according to management, rather than a separately disclosed change in the segment's customer mix.
Transform remained smaller than coworking in both reported periods. Coworking generated Rs 376 crore in Q2 FY '27 and Rs 740 crore in H1 FY '27, while growing 31% and 34%, respectively, faster than Transform's 8% and 16%. The comparison shows that Transform is a distinct, lower-revenue stream within the wider workplace platform at this stage.
At the company level, Awfis reported normalized revenue of Rs 451 crore in Q2 FY '27, up 26% year on year, and Rs 888 crore in H1 FY '27, up 30%. Cash earnings before interest, tax, depreciation and amortisation, or cash EBITDA, were Rs 49 crore for the quarter and Rs 93 crore for the half year; management said cash EBITDA reflects operating profitability in the workspace model.

What supports Awfis Transform revenue in H2 FY '27?
Awfis disclosed a Rs 220 crore Transform order book and advance pipeline at the H1 FY '27 stage, which management said provides visibility for H2 FY '27. The company did not separate booked orders from the advance pipeline, disclose individual contract values, or provide a quarter-by-quarter schedule for delivery and revenue recognition.
The company named four H1 FY '27 mandates: a global technology centre in Gurgaon, a renewable-energy group in Delhi, a diversified pharmaceutical group in Noida, and a global customer-experience major in Gurgaon. Each assignment covered 40,000 to 100,000 square feet, placing three of the four named projects in Gurgaon or the wider National Capital Region.
Management also said four of five Transform wins in H1 FY '27 covered 70,000 to 100,000 square feet. It described mandates as increasingly involving multicity and national fit-outs instead of only single-site work. The disclosed project sizes support the existence of larger enterprise assignments, but Awfis did not specify how much of the Rs 220 crore figure will be recognised in H2.
How does Awfis Transform fit Awfis's FY '27 plan?
Awfis management reiterated guidance for Transform revenue growth of around 20% in FY '27, alongside 23% to 25% growth in coworking revenue and total revenue above Rs 1,800 crore. This is management's outlook rather than a reported result, and it follows Transform's Rs 149 crore revenue in the first half of the financial year.
The wider network was also expanding as of September 30, 2026. Awfis operated 244 centres in 18 cities and had another 10 centres under fit-out, taking total supply to 254 centres and about 174,000 seats. Including signed letters of intent, supply stood at about 188,000 seats across 9.4 million square feet.
Management linked enterprise relationships to potential workplace-solutions demand. Enterprises and multinational corporations represented 64% of Awfis's client base, while more than 105 unique global capability centre, or GCC, clients across nine cities contributed about 24% of rental revenue. A Chennai Fortune 500 GCC mandate for more than 1,000 full-time employees is scheduled to have its first site go live in Q4 FY '27.
Awfis expects FY '27 cash EBITDA of Rs 190 crore to Rs 200 crore, with H2 stronger than H1 as recently launched centres build occupancy and premium centres mature. Mature-centre occupancy rose to 84.1% in Q2 FY '27 from 83.0% in Q1, while blended portfolio occupancy rose to 76.2% from 76.0%. These occupancy measures concern the workspace business, which management identifies as a source of cross-selling opportunities for Transform and managed offices.
Conclusion
Awfis Transform's 93% third-party revenue share establishes that external client mandates account for nearly all revenue in the business. The segment reported Rs 75 crore in Q2 FY '27 and Rs 149 crore in H1, while growing more slowly than coworking; however, the Rs 220 crore order book and advance pipeline gives management a disclosed basis for its second-half visibility.
The next items to watch are delivery against management's target of around 20% Transform growth in FY '27 and the conversion of the Rs 220 crore order book and advance pipeline into recognised revenue. Management has also scheduled the first site under the Chennai GCC mandate for Q4 FY '27 and expects H2 cash EBITDA to exceed the first-half level.
